1. What is this product about?

The fund is a closed-end private equity fund issued by Courtyard Quayside Sdn Bhd (“AssetCo”) and managed by Asia Vision Capital Sdn Bhd and Auspac Investment Management Pte. Ltd. It is an income-focused fund aiming to provide regular returns over the medium to long term by investing in Malaysian real estate properties as its primary portfolio.

Starting from the Full Revenue Operation Period in 2028, the fund targets an annual return rate of 12% over the Initial Term or Extended Term (as applicable), including exit value.

The project is currently 30% complete and is on track to finish by 2026. Both hotel partners, The Ascott and Hyatt Corp, have signed operator agreements.

While most traditional investment products, apart from fixed deposits, lack capital guarantees, this fund’s Redeemable Convertible Preferred Shares (RCPS) offer investors higher seniority in settlement over ordinary shareholders. Additionally, the fund’s returns are supported by high-quality ventures, including Hyatt Place and Oakwood, providing a degree of stability and capital protection.
